Inside LCPA: Values Rising Like Summer Temperatures

Another warm season is upon us! My staff and I recently kicked off the summer months by greeting residents and answering questions during our city’s 4th of July  Celebrate America event. The festive occasion also provided a timely opportunity for my team to celebrate completing the preliminary tax roll. This annual milestone serves as the start of a months-long effort to inform taxpayers of proposed taxable values and property tax rates through the mailing of Truth In Mileage (“TRIM”) Notices.

The real estate market remains strong in Leon County, resulting in property values that continue to rise. Values are being driven up by the low supply of inventory that is unable to keep pace with a growing demand for housing in our area. Given Florida’s rapid population influx in recent years, prices are expected to continue their upward trajectory. My office will mail proposed property tax notices to property owners later this year.

I have heard from homeowners who are concerned about how the damage caused by the May 10 storms might impact their property taxes. You can read more and find available resources in this newsletter. Of course, while we’re thinking about the weather, don’t forget to stay #HurricaneStrong during an expected busy hurricane season.

The CEAA award is in recognition of utilizing best appraisal and assessment practices. In 2012, our office became the 11th jurisdiction nationally to earn the certificate since the inception of the program, and the 8th jurisdiction in Florida. The office was recertified in 2018.
